The Monad project brings several innovations to the construction industry and the marketplace:

1. The residential levels 200-400 (all levels above the retail) will be fully prefabricated, off-site in the CASA/Preform factory in Surrey BC. Estimated construction is reduced from 14 to 9 month and resources are more carefully used, while travel to and from the construction site is substantially reduced.

2. The project is both real project and prototype (within the City’s EcoDensity initiative) for narrow urban infill sites.

3. The project is the recipient of a significant PowerSmart grant (towards Net Zero) to develop a highly integrated green building concept for small to medium sized mixed use infill buildings. It will be one of the lowest emission residential market buildings in the province, achieving LEED Gold and general ‘Passive House’ equivalency.

4. The building has a mechanical parking system that offers two key advantages: A. The basement excavation can be minimized, minimizing unnecessary construction and B. allowing for generous basement storage for the tenants, thus greatly enhancing spaciousness an generosity in the residential units. the project is aiming to become the first ‘Passivhouse’ (minimal energy loss) standard building in BC.
