Monad Granville is a 9 storey mixed-use development located at the heart of Downtown Vancouver that features commercial use at street level with 7 storeys of compact highly livable rental homes above, configured in an open courtyard configuration. The goal is to deliver high quality spaces for a much-needed rental housing and desirable commercial spaces along a neglected Granville Street. Planned and developed as a panelized and prefabricated mass-timber hybrid building, it seeks to combine the low carbon footprint with a high level of livability, quality and expedited construction forming a functional and economically viable building to make a positive contribution to the existing urban fabric. The design has various social benefits arising from a list of innovative features that are conceived to help create, foster, and build a resilient environmentally conscious community. These include a fully landscaped roof level and inner courtyard that provide greenery, common area social spaces, cross ventilation and double ended daylighting. This project is the result of the collaboration between LWPAC and Intelligent City and demonstrates our understanding and ability to weave street level public realm activation, strategic and effective private common area amenity and unparalleled livability into a typical small urban lot.
