In 2003 LWPAC was approached by a Chinese developer to design a building that could be adapted to different programs over time. In the first phase it had to be a sales pavilion for 3500 new housing units. Sitting on a vast empty site it had to be a sales device and serve as a visual attraction. In the second phase, the project is being adapted as a centerpiece for the ‘new city’ as a community center, consisting of an art gallery and a teahouse. The building’s groundlevel consists of a raised landscape design that contains all mechanical systems. Passive strategies for solar gain and natural ventilation have been optimized. The courtyard and water feature serve to cool the building and shield common space from prevailing sandstorms.
